A friend has a large 'garden room' at the back of the house and they are thinking of putting in all the services in order to rent it out as a 1-bedroom unit. What consents would be required? Would building regulations be needed as well as planning consent? It is a separate building to the main home and is just a simple store room. It does have light and heat but obviously no kitchen or toilet facilities. In order to make letting it legal and insurable what consents need to be in place?
